The Process

We want to understand your aspirations, budgets and timeframes and this is what makes the Erringtons Service unique. We will take you through step by step, at your own pace, all the Denia property options available to you and this is when the real process can begin.

Visit Denia

The process starts with an inspection trip to see our Denia properties. We can help you arrange your travel plans for your viewing trip, we would be happy to collect you from the local airport and give you a guided tour of the area.

We believe you should also be free to experience the area for yourselves and will spend as little or as much time with you as you require.

Within the visit we will also show you our extensive range of properties in Spain and plots we have in our portfolio, enabling you to find your perfect Denia property. We can also advise and help you deal with the other necessary requirements such as arranging your NIE number, opening a bank account and meeting solicitors.


Reserve Your Property

Once you have selected your Villa or Townhouse in Denia, we will help you with all the administration which will include obtaining a NIE number, (which is required to legally purchase a property in Spain), opening a Bank account and appointing a Solicitor.

A deposit of 10% of the sale price will be required to secure your property and remove it from the market. On signing the purchase contract an Initial €10,000 reservation deposit will be paid to the developer. The balance is due once your Solicitor has completed the relevant searches and drawn up the Deed of Title – this normally takes 4-6 weeks.

Things to Remember

An NIE number is a unique taxation identification number and is needed before a property can be bought, before a bank account can be opened and before you can proceed with your purchase. To obtain an NIE number you will need a passport sized photo and a copy of your passport – we can help you with the rest. If the property is to be in joint names both parties will need to apply.

Should you decide to appoint a local Spanish Solicitor we would recommend that you grant him a Power of Attorney empowering your solicitor to act and sign on your instructions. This will save you time and money as with this in place you will not have to travel to Spain to sign the documentation required throughout the purchase process.

Whether you prefer our 100% Mortgage Finance offer, make cash payments or to raise your own finance we will work closely with you to ensure that the whole process is seamless and stress free.

If you are buying one of our off plan Denia properties, contained within the sale and purchase contract will be the agreed stage payments – for example: foundations, first floor, roof level and rendering – your Solicitor will handle the timings of these payments and for your protection these are based on progress and completion of each stage.

As part of the process and for your peace of mind your Solicitor will complete the relevant searches and confirm that there are no mortgages or outstanding debts or claims against the land or property.

At completion, you (if you have not provided a Power of Attorney to your Solicitor), the developer, both sets of Solicitors and a bank representative (if you are using a mortgage to make your purchase) visit a public notary’s office and final contracts are signed, monies and title deeds transferred- you will then be the proud owner of your dream Spanish property.
